This page explains how rent and service charges are structured at Havenmore. We aim to be clear, fair and transparent so tenants, families and professionals understand what is being charged and why.
How rent is structured
- Core rent – the charge for occupying the property.
- Service charges – shared housing-related costs.
- Intensive Housing Management (IHM) – additional housing-related support in supported accommodation.
- Personal charges – individual costs not related to housing provision.
Each tenancy receives a full breakdown before move-in and whenever charges change.
Eligible vs ineligible charges
Housing Benefit (or UC housing costs) may cover some elements, but not all.
- Core rent
- Communal cleaning
- Fire safety systems and testing
- Grounds maintenance
- Housing-related support (IHM where applicable)
- Building insurance (where appropriate)
- Personal utilities (electricity within private rooms, personal usage)
- Food or meals
- Personal care or support services
- TV licences, subscriptions or personal services
The local authority makes the final decision on what is eligible.
Intensive Housing Management (IHM)
IHM is additional housing-related support provided by Havenmore to help tenants sustain their tenancy.
- Welfare check-ins linked to tenancy sustainment
- Support with rent, benefits and tenancy issues
- Access coordination for repairs and safety checks
- Managing shared environments and neighbour issues
- Move-in support and tenancy setup
IHM does not include personal care or support. These are provided separately.
Separation from care and support
- Havenmore charges relate only to housing and housing management.
- Care providers charge separately for personal care and support.
- Housing Benefit does not cover care costs.
Affordability and support
- We help tenants apply for Housing Benefit or UC housing costs.
- We can liaise with councils and DWP (with consent).
- We act early if there are payment issues to prevent arrears.
- We support appointees, deputies and family representatives where applicable.
Changes to charges
- Tenants receive advance notice of any rent or charge changes.
- Changes are explained clearly and in writing.
- We provide updated breakdowns where required.
